Understanding tiny homes 

  1. What is a tiny home?  

A tiny home is generally a moveable dwelling that is built off site in a factory or similar. They can range in size with the maximum dimensions being around a 50sqm footprint and up to 4.3m high. The term “tiny homes” can be broken up into 2 sections. A tiny home on a trailer and a tiny home on skids 

 

2. What’s the difference between a tiny house on a trailer and a tiny house on skids?  

The building essentially stays the same. There is a few exceptions though, obviously there is a change in the subfloor and some size and weight regulations. The main difference is that a tiny home on a trailer is registered as a caravan, this means in most circumstances you can bypass the need for council approval. Whereas a tiny home on skids needs to be transported on the back of a truck and generally requires council approval. Please keep in mind these rulings change from state to state and council to council. We strongly recommend contacting your local council for further information and current guidelines. 

 

3. What is a tiny house used for? 

  • Short stay accommodation 

  • Granny flat or housing alternative 

  • Holiday house 

  • Temporary accommodation (while building a new house or affected by natural disasters) 

  • ETC 

The possibilities are endless  

 

4. Who would buy a tiny house? 

  • Individuals with extra space on their property  

  • Businesses that can complement what they currently do for example; 

Farmers, wineries, restaurants, wedding venues, caravan parks, etc. 

 

5. Why would somebody buy a tiny house instead of buying a normal house? 

  • Transportable. this helps if you’re building in a location where good trades are hard to come by.  

  • Quicker turn-around on construction. Once construction begins, these units take approximately 8-12 weeks to build.  

  • Less headaches on the back end. Once they’re built, these units can be installed onto a site in a matter of hours. This means less disruption for the site, neighbors and contractors. 

Builds 

 

  1. How do they get water? 

Just like a conventional caravan, our tiny homes come with a standard garden hose plug connection. Rainwater collection is another option. Gutters and rainwater tanks can be added after delivery. 

2. How do they get electricity? 

All our tiny homes can be plugged into with a 15-amp power lead. You can do that from mains supply from a house or shed. Or if you need off grid, we have a partnership with Sky energy who are experts in this field.  

3. How do they connect to sewage? 

  • Our tiny homes come standard with a flushing toilet ready for your local plumber to connect to an existing sewerage system 

If there is no existing sewerage system you have the option to: 

  • install a septic tank to connect your flushing toilet  

  • Or install a composting toilet 

4. How are they delivered to site? 

Tiny homes on a trailer are towed to site using a small truck, whereas a tiny home on skids is delivered via a crane truck that can lift it into place.  

5. Do you offer finance? 

We don’t offer in-house finance, but we have partnerships with local brokers who can offer finance from reliable lenders.
